There are twelve "Landbays", or individual neighborhoods, that make up the McNair Farms Community Association. Landbays 1, 2, 4, 5, 6, 10, 11, and 12 are homeowner associations. Landbays 3, 8, and 9 are apartment complexes. Landbay 7 contains the McNair Farms Community Association Center and swimming pool.
Owners from all of the participating neighborhoods in McNair Farms make up the membership of the McNair Farms Community Association. While individual homeowners (of single-family, townhouse, and condominium homes) are themselves members of the Association, the apartment owners are provisional members who contribute to the maintenance and reserve funds of the Association. Each apartment complex has its own recreational facilities (pool, tennis, party room, etc.) and the renters use their apartment complex's facilities rather than the Association facilities.
